1. ABILITY TO DELIVER

Michael is always upfront and honest in his assessments and has the ability to deliver what he promises. It is a fact that in today’s world some people promise the earth to gain your business but then simply don’t deliver however I absolutely guarantee that this will not be the case with Michael and there are past client references that confirm this.

2. SHEER COMMITMENT

Michael puts a massive effort into ensuring any home he is selling has first class marketing to attract a premium sale price. His attention to detail when it comes to creating advertising for your home is one of the many skills he utilises to attract the right buyers for your home. Once he has attracted potential buyers he has the necessary skills to guide them through the sale process which for first home buyers in particular is daunting.

3. UTILISES TECHNOLOGY

Michael is of the generation that utilises technology to ensure your property reaches the target audience whether it be in Marlborough , NZ or overseas. Younger buyers in particular demand facts and information in a format that suits them so Michael’s skills in this are very important.

TOP 13 TIPS TO IMPROVE YOUR HOME FOR LESS THAN $100

Preparing your home to best present it our buyers? Here’s my top 13 tips to increase the value of your home for next to no money! Roll up your sleeves and you’ll have your home sparkling in no time! 😉

  • An obvious one is to de clutter your home.

Fuller garages are fine as they are big empty rooms. This means it’s a great place to box up items and personal affects you won’t need for a few weeks such as pictures and ornaments.

  • Clear the benches!

All kitchens, bathrooms and laundries look more spacious and inviting with clear benches and minimal items on shelves and on the floor. In a box and to the garage any extras go! This also includes bedside tables and coffee tables.

  • Squeaks and creaks

Get that WD40 out and spray the hinges! Smooth and quiet doors do make a difference!

  • Peastraw saves the day!

A quick trim of trees and a weed of the gardens works wonders and is a very cheap and effective way to sky rocket the presentation of your property. If you have garden edges, a very cheap and fast way to improve presentation is putting in bark or peastraw over the gardens. Do this right before marketing so it looks fresh for photos and the first visits. Again cheap and effective with only a little time needed.

  • The eye of the beholder.

Stand on the street and look at your house. What stands out? How can you make it look better from the street? Walking past your home and looking in is a great way to notice things that buyers will notice when doing a drive by.

  • Store excess furniture.

The garage might fill up! If you have too much furniture or bulky couches or tables, it’s best to minimise this. You don’t want a bare room but less is more in a lot of cases!

  • Kids room

Although it’s important to still enjoy your home, it is worthwhile storing the toys tidily and not having too much on the walls.

  • Magnets be gone!

Fridges full of magnets look messy and are distracting in photos. Whip them off for a wee while.

  • Wash the house!

It sounds like a lot of effort but washing your house can make the paint shine! Be careful if you are water blasting. It can be a bit much however a brush and a hose with some soapy water works wonders! This is one the most effective ways to make your house look fresh and attractive and again costs next to nothing except elbow grease.

  • Crooked curtains?

Ensure the curtains are straight and are on all the hooks.

  • Dusting sucks!

But it does help make everything look fresh and clean. Wiping down walls and especially the trims down low will help and only takes a short time to complete.

  • Mindset.

Overall, look objectively at your property. What would be the down sides if you were buying it? What needs to be fixed or tided up? This doesn’t mean redoing a whole kitchen but little touch ups and cleaning can make the home pop. A home that is original but clean and tidy can be as appealing as you that is fully renovated to the right buyer.

  • Kmart mansion!

Go on a little shopping spree! Even a small spend on replica plants or some nice throws/cushions and small bits and bobs can make a property pop! I provide free interior styling consult where you can get tips and tricks and even a wee shopping list if you want to take it further.
